Air Conditioner Installation and Use Requirements

At Valley Property Management properties, tenants may use air conditioning units provided they comply with the following requirements to ensure safety, prevent property damage, and maintain building standards.

Requirements for Installation and Use

  • Air conditioning units must be installed in a professional, workmanlike manner and in accordance with the manufacturer’s instructions.
  • Lessees may self-install if they have the necessary knowledge and skills. Otherwise, they must hire a qualified installer at their expense.
  • Portable units must be used with care to prevent condensate leaks onto floors or into wall cavities. Proper pitch or angle is required to ensure condensate drains outside, not back toward the wall or inside the unit.
  • Units must not block any means of egress, including doors or stairwells, for the Premises or other residents.
  • The open window area around the unit or exhaust hose must be sealed with weather-resistant material (e.g., rigid foam board, plexiglass, rigid plastic/PVC). Prohibited: cardboard, blankets, plastic bags, plywood, or similar materials.
  • Installation must not involve fasteners that create holes in window sashes, frames, sills, walls, or woodwork. Only removable, non-residue tape (e.g., painter’s tape) may be used.
  • Adhesive foam weather seal, duct tape, or similar residue-causing materials are prohibited. Any resulting damages will be deducted from the security deposit.
  • If support brackets are required, they must:
    • Not extend to the ground,
    • Not be homemade,
    • Not be fastened to the building structure with nails, screws, bolts, etc.,
    • And must comply with the unit manufacturer’s specifications.
  • Units are permitted seasonally only (May through October) and must be removed during the off-season. This is especially important in units where heat is provided, as window AC units are a significant source of heat loss in the winter.
  • Only 110v air conditioning units are permitted.
  • If the electrical service cannot support the unit (insufficient amperage), use of the AC is prohibited and this agreement is revoked. Lessor/Agent is not obligated to upgrade electrical service.
  • Units must be plugged directly into a wall outlet. Extension cords are prohibited.
