Please keep in mind we may have listings that have not yet made our website, also rentals advertised may no longer be available.

Brokerage Fee Disclosure

There is no charge to view our rentals, upon application we charge a brokerage fee which is equivalent to 60% the monthly rent amount on the property you chose.

Review of Terms

Applicants will also need to sign the review of lease terms document, which is property specific. This form will be provided for the specific unit you wish to apply for.

Renter Qualifications

We qualify applicants based on a credit check, employment verification, minimum gross monthly income requirement of three times the monthly rent (or a cosigner), and previous rental history or home ownership.

For UMass students we also check on campus conduct records with the Dean of Students Office.

Completed Paperwork

We would need all rental application forms outlined above completed and signed (don't forget the Term Sheet).
Broker Fee Payment

Broker Fee must be paid at time of application to hold the property & process applications. We accept cash, Money Order/Certified Check, or credit/debit/bank transfer via our secure online payment processor. (Sorry personal checks not accepted.)

Holding Deposits

Applies to non-managed properties only: payment can be made at time of application or up to 3 days later; applied to first month rent upon approval. Find Our Office

We are located at 754 Main St Amherst, MA 01002.  Our office is open by appointment only, please coordinate in advance.  We have a secure drop box for keys, payments, documents and such which is located on the front left corner of the building, available 24/7.
