Applicants are evaluated for employment and income verification, rental history and references, credit checks, financial assets. Qualified cosigners/guarantors are required where minimum income requirements cannot be met. This helps to ensure the most qualified applicants, best positioning all parties for a successful tenancy.
CONTRACT PREPARATION & E-SIGNING
Preparing and executing leases and other supporting legal documents with approved applicants as required by Federal, State and Local Laws, using state of the art electronic signature platforms, keeping our property owners in full compliance.
RENTAL UNIT MAKE READY
Ensuring that any preventative maintenance and repairs are addressed in the unit, along with suggestions to rental property owners for potential improvements which may result in a better quality product, improved rents and Tenant satisfaction / retention.
MOVE IN PROCESS
Overseeing all aspects of new tenant’s move in, proper documentation of existing conditions, as well as addressing any maintenance concerns or requests for new Tenants.
OPERATIONS MANAGEMENT
Arrange for all necessary and desired services such as suggestions on capital improvements with optimal return, repairs, maintenance, landscaping, snow removal, bill payment including utilities, taxes, insurance, loan payments, water/sewer bills and more.
24/7 MAINTENANCE
We provide 24 hr. emergency maintenance service to tenants to ensure their comfort and the preservation of your investment property.
MONTHLY FINANCIAL REPORTING
Our property management and accounting software allows us to provide you with all the information you or your tax preparer may need. A multitude of reports are available for a monthly report batch, sent right to your email inbox as PDF attachments. We can even copy your tax preparer if you like!
RENT COLLECTION
We stay on top of rent collection and lease enforcement, ensuring steady cash flow from your properties.
LEGAL & EVICTION
We work with a local and highly experienced real estate attorney to ensure that lease compliance and legal matters are handled effectively.

We are located at 754 Main St Amherst, MA 01002. Our office is open by appointment only, please coordinate in advance. We have a secure drop box for keys, payments, documents and such which is located on the front left corner of the building, available 24/7.
