INITIAL MEETING

For local owners, we like to meet with you, often at the property. This way we can become familiar with your property, gather the information necessary, take quality photos and videos, and discuss how to best show the apartment.  If you are out of the area, no problem, we can arrange access to the property and discuss details by phone or email.

MARKETING & PROMOTION

We will develop your rental listing together, accurately describing the property and all it's features and amenities, including quality photos of both interior and exterior. This listing will be featured on our website, we also syndicate through a full collection of online websites along with Craigslist to market your property. We have lawn signs available as well.

SHOWING PROSPECTIVE TENANTS

Our goal is to reduce and even eliminate vacancy and down time for our clients. We often show rental units well before the current tenant moves out, delivering qualified tenants along with a one month rental deposit as earnest money to hold the unit.  You'll have a new tenant to move in just as soon as the current tenant moves out.

QUALIFICATION & SCREENING

Applicants are evaluated for employment and income verification, rental history and references, credit checks, financial assets. Qualified cosigners/guarantors are required where minimum income requirements cannot be met. This helps to ensure the most qualified applicants, best positioning all parties for a successful tenancy.

PROPERTY OWNER APPROVAL

Once the screening process is complete, we will present the applications to the property owner for review.  Upon acceptance, we deliver the one month rent deposit to the owner, along with all necessary new tenant information.

CONTRACT PREPARATION & E-SIGNING

Property Owners then move to the lease signing stage; either use their own lease contracts.  Or for an additional fee we will prepare and execute leases and other supporting legal documents with your new tenants, using state of the art electronic signature platforms.

We are located at 754 Main St Amherst, MA 01002.  Our office is open by appointment only, please coordinate in advance.  We have a secure drop box for keys, payments, documents and such which is located on the front left corner of the building, available 24/7.
